How this was calculated
Per the lease (§7), the tenant pays all utilities: electric, gas, water, sewer, trash and internet. These accounts are still in Garrett's name, so this statement passes the actual bills through at cost.
Every bill is prorated by day from move-in, July 20, 2026 (lease §2), using each bill's service period. The share is shown next to each one. Water is a flat monthly charge, so July is prorated by calendar days.
Spectrum late fees and declined-payment fees came from Garrett's autopay, so they are not passed through.
Trash is billed quarterly in advance by Apex Waste. The October–December quarter is prorated through the lease end date, December 20. Any month-to-month days after that will be billed later.
Community solar: the Xcel bills include solar credits from a Pivot Energy subscription. Pivot charges 90% of each credit, so the tenant gets the credit and pays the matching Pivot charge, netting a 10% saving. The September Pivot invoice has not been issued yet, so it is estimated at 90% of the credit.
Water: the Town of Poncha Springs is paid by bank bill pay at $39.00 a month; the linked notices confirm each payment date.
Xcel's account also covers a separate address. Only the 1114 Agate meter's charges are included, including the community solar credits Xcel applied to it. Other addresses are blacked out on the linked statements.
